August Newsletter Hello,
After a mild start to winter here in Nelson the last few days have seen the surrounding hills and mountains covered in a dusting of snow. It looks stunning, even if it is a tad frosty.
Darryl Marshall, the owner of Haven Property management and a local Real Estate Legend has written a few words about the current state of the property market in Nelson.
The local regional Residential market place has remained very positive to date throughout 2016. This has resulted in stock levels of property for sale dropping approximately by 50% year on year. This has been driven by many factors such as - low interest rates for borrowing – our region being an alternative purchase option for homeowners cashing up in other areas (especially Auckland) and relocating with families and in some cases business operations to the beautiful aesthetics of our regions natural environment and  lifestyle – Local property owners have also been selling on the rising market and when suitable homes are not available in some cases are choosing to build. This has resulted in another demographic of tenant potential in our rental marketplace. Properties to rent are also at all time low levels in our 20 years of local experience in Property Management.
The changes that the Reserve Bank made last month to increase the L.V.R to 40% will impact to some degree on investor activity as the increase will make those striving to grow portfolios and not speculating harder to pass funding “go”. Those who are strong financially and with equity will become a stronger element in the investor band and may to some degree have more control of this market segment – like many knee jerk reactions with legislation they can often impact unfairly on many – do not effect those the content is directed at and the rules remain in place long after the issue they were supposed to address has turned its cycle.
The Nelson Real Estate market will always have the positive features of our region to support new and continuing investment along with our areas assured growth commercially and domestically.
